WHY:
Architectural review is a vital part of maintaining the aesthetics and property values in a community. Exterior changes and major installations not only affect the community standards and street view, but also may affect neighbor backyard views.
WHAT IS THE ARC:
The Avalon Architectural Review Committee (ARC) is composed of volunteer, private Avalon member-owners or authorized persons or professionals dedicated to facilitating this mission. Please also refer to your Avalon Covenants for more information (pp 6-16).
WHO CAN MAKE ARC REQUESTS:
Only the deeded property member-owner in good standing can apply to the ARC for exterior changes and installations to the property. Non-Owner Residents MUST contact the property owner for all Association questions and matters.
WHEN to MAKE REQUESTS - prior to changes:
The Association encourages all member-owners to improve their properties and positively contribute to the value of Avalon. However, it is the responsibility of the member-owner to apply for ARC approval prior to making installations and exterior changes (including backyard area) -- not the responsibility of the Association to 'catch' changes. Per the Avalon Covenants, any unauthorized exterior changes, installations or additions may need to be removed and restored to previous condition regardless of how long the change has been made if determined to be unacceptable and/or not approved by the ARC and Board of Directors. (This includes but is not limited to storm doors, windows, window screens, utility buildings/sheds, porch covers, screened porches, roofing and re-roofing, painting, lighting changes, major landscaping, landscape bed additions, etc. This prior-approval request process is also for owner protection to prevent unnecessary, expensive corrections and other owner expense, including any compliance fines, attorney or legal fees, for restoration and ARC review of retro-active requests. If in doubt if your proposed exterior change requires a formal ARC request, please just ask -- for a quick response, just email your proposed installation or change to avalonbod@gmail.
WHAT ARE CONSIDERED "EXTERIOR CHANGES & INSTALLATIONS":
These include (but are not limited to) building, adding and/or changing a fence, roof replacement, changing the paint color of your house, drainage, house siding, adding a satellite dish, adding a porch, deck, screened porch, sun room, pergola, porch cover, extended patios, walkways, sidewalks (including stepping stones), driveway / walkway decorative borders, driveway extensions or other changes, changing major landscaping (not planting seasonal flowers or replacing normal shrubs), removing and/or adding a tree, adding a storm door, play equipment structures, above-ground pool, playhouse and/or shed or storage building, major landscape bed changes, landscape lighting, storm doors, changing doors or windows, adding screens or window tinting, adding exterior house decor, etc. -- or making any alterations, modifications, changes or additions to the exterior of your home,
Adding sun rooms or porches over an existing patio may affect easement and setback requirements -- which also may need to be approved by the City of Moody. Any change which affects a roof line also needs approval from the City. For more information on Architectural Control and the review process, please see pages 6-16 of the Declaration of Protective Covenants for Avalon and the ARC REQUEST FORM below.
NOTE: Performing general maintenance, repaint/touch-up with existing colors, and other house repairs (other than re-roofing) which do not change the exterior will not generally require an ARC request. If in doubt, just ask ([email protected]).

MAILBOX REPLACEMENT & PARTS
Mailboxes and structures/posts must remain standard with all parts as per the original mailbox. This includes both curlicues (top and bottom), address plaque, standard size and shape mailbox, red flag, and the same size and style numbers on both sides of the address plaque. If replacing only the mailbox itself -- it must be the same size (regular size standard box), the same material (metal), the same color (gloss black) and with red flag. HOUSE PAINT, SIDING & PAINT CHANGES:
House siding must remain the same type and style as original (hardieplank). Siding repairs must the original- same width, style, material, color, etc.
Avalon paint colors must remain in the Avalon standard and scheme throughout the neighborhood, Any changes must again be prior-approved, or restoration/re-paint may be required and at owner expense. Two (2) paint colors (excluding window frame standard color) may be approved -- 1 color for the garage, front door, shutters, house trim, fascia, corbels, etc. and 1 color for siding/shakes. Garage door hardware (arrows/spears & handles) must remain black.
NOTE: Do not assume that a newly-painted house, trim, or front door -- or a house with apparent or questionable non-scheme paint color -- has been approved. A home with old, fading or oxidized paint colors or questionable colors may just be a property in need of updating or correction. It may also be a property in which the home owner did not correctly apply for prior approval and is currently involved in the ARC correction process. Avalon Member Owners have the opportunity, flexibility and choice to select paint as long as it is within the ARC-approved color scheme and standard --and as long as changes are prior approved by the ARC.
Existing Paint Colors:
The builder did not provide the Association with original paint colors, but the first Avalon home owners were usually given a spec sheet at closing. To match existing approved colors, have your painter take a 'quarter-size' sample from the least-exposed area of the exterior and have the paint professionally matched by a quality paint store/brand.
New or Changing Paint Colors:
Keeping the current Avalon community colors and scheme in mind, home owner must submit (prior to repaint) paint color-card samples to the ARC. While emailed jpgs of the paint color are helpful to have, these emailed images are not accurate or acceptable for ARC review. Please mail at least 3 color cards of each proposed paint color and specify trim or siding. These samples will be immediately forwarded to the ARC for review.
The below colors are examples of prior approved paint colors and approval will depend on the home, brick, stucco, etc. If you are going to repaint other than your existing color, send in a request and color swatches (even if using the below color examples).

GARAGE DOOR & HARDWARE REPLACEMENT & REPAIRS

GARAGE DOOR:
The only approved Avalon garage door and style is the ‘Wayne Dalton’ door, (Wayne Dalton, Model 9100, Solid, Contemporary, Flush, Garage Door). Garage door hardware must be the same size and style as original hardware hinges, 4 arrows/spears and 2 handles must also be installed and must remain black. The garage door is to be the same color as the house trim unless otherwise prior approved by the Committee. (ARC). Arrow/spears & handles must remain black (do not paint over them), should be the same size and style as original. SPEARS / HANDLES:
All ‘arrows’ and handles must the same size and type as original – check with Magic City Doors in Trussville, Alabama for availability 205-655-0887. If MCD cannot assist with handles, use the existing screw-hole spread for sizing and replace the handles with similar looking black handles. For handles, a recent source offered by a homeowner is: Amazon.com "National Hardware N100-057" 8 3/4" gate pull.

AVALON ROOF REPLACEMENT (including patio/porch covers)
The only approved roof color and type for repairs and replacement is:
- Shingle brand: Certainteed
- Color: Weathered Wood
- Style: Same as original to house and throughout Avalon
- Patio/porch covers: Must be shingles as noted above -- no metal, tin or other material.
ADDITIONALLY:
- ROOF SHINGLES & STYLE: Roof shingles, roof color, style, venting, etc. must be the same as original roof (Weathered Wood by Certainteed is the only approved color/brand). Any different roof brand (even with the same color name) may require a roof to be replaced at owner expense per Covenants.
- ANY GUTTER REPAIRS or REPLACEMENT: Any gutter, flashing or venting repairs needed as a result of roof work must also be the same as existing unless otherwise specified and approved.
- CONSTRUCTION DEBRIS: Roofing material and any construction materials must be immediately removed from the property by the contractor and not left on the property, lot or curb for Advanced Disposal trash or other alternative pickup. See page 26 of the Covenants included in this approval. No debris of any kind may be placed, dumped or tossed on Avalon common area including retention pond areas, nor should material such as nails and other construction items be left on the property, common area and streets. Home owner is responsible for any complaints or remediation needed as a result of construction.
- SATELLITE DISHES (if any): Satellite dish replacement/installation must be positioned in the least visible street view area unless otherwise specified.
- VEHICLE PARKING DURING CONSTRUCTION: Vehicle non-driveway/non-garage parking during construction should be temporary and parked in such a way so as to not obstruct traffic, to not block other resident driveways, resident access and cause inconvenience to others, and to not cause unsafe traffic flow and/or limit driving vision of others. Vehicles should not be parked on any part of the yard, sidewalk or grassy areas.
- CITY APPROVALS: Any approvals, permits needed and inspections required by the City of Moody are owner’s responsibility to obtain and verify. (Moody Public Works – 640-0311)
STORM DOOR GUIDELINES (street view) & ARC Request Required:
- Storm doors must be clear full glass (no colored, frosted or stained glass) no middle bar or frame in glass and front door screening is not approved at any time (storm door must be without screens at all times).
- Storm doors with beveled glass may be approved – please submit pic.
- Door frame needs to match or be painted to match the house trim or house door, unless otherwise approved. (No white doors.)
- Door hardware to match or to decoratively blend with existing or house hardware.
- Please email picture of proposed door along with ARC request.
TREE REMOVAL & REPLACEMENT (street view) & ARC Request Required:
The HOA encourages the preservation of trees and the continuity of the current lush look of the community with mature trees. This is the standard that the developer set for the community, and the HOA/ARC encourages owners to do their best to preserve and enhance those standards. Per the Declaration of Protective Covenants of Avalon (page 28, 7.11): “All Owners shall use their best efforts to preserve as many trees as practicable on their respective Lots.” However, if preserving or managing a tree on your lot is unsuccessful despite your best efforts, then the ARC "may" approve the removal with the following conditions:
TREE & STUMP:
When a tree is removed, the stump must be immediately ground down; all debris, shavings, clippings, etc. are to be immediately removed, including stump, branches, leaves, limbs, etc. and shall not be kept on any lot or dumped or buried in any area of the property.
DEBRIS:
Tree company or owner must immediately haul off this debris and not leave it at the curb for any trash or Advanced Disposal curb pickup. Also, debris must not be left on any area of the subdivision (including ponds, common areas, front entrances, etc.) and must be immediately disposed off-site.
TREE BED:
Within 30 days, tree/landscape bed is to be leveled to current lot plane and area replaced with sod or seed (unless replacing with a new tree in the current tree bed within 30 days. Tree landscape bed / any tree ring / bed edgings, etc. are to be removed and replaced with sod/seed. Tree bed is not to be used for shrubs and other plantings unless approved by ARC.
TREE REPLACEMENT:
Should you decide to replace with a new tree, the tree type should a traditional type as used in the subdivision. Please email the ARC with plans and specifications prior to planting a new tree (picture of tree type helpful).
DRAINAGE & CITY:
As with any improvements, repairs, replacements, additions and exterior changes, etc., existing drainage shall not be altered in any manner to divert the flow of water onto an adjacent lot or lots. Additionally, any necessary approvals, permits and inspections required by the City of Moody are owner’s responsibility to verify and obtain.
